If you let a property with gas appliances, the law requires a gas safety check every 12 months. The check must be carried out by a Gas Safe registered engineer.
We arrange your check with our partner engineer, who is on the Gas Safe Register (registration number 621853). You book and pay through us, and can book your EPC for the same visit. You can check any engineer on the Gas Safe Register website.
The engineer checks each gas appliance, fitting and flue in the property and records the results on a gas safety record, often called a CP12. You must give your tenants a copy within 28 days of the check, give new tenants a copy before they move in, and keep your records for at least two years.

Who carries out the gas safety check?
Surveying Xperts isn't Gas Safe registered, so we don't carry out gas work ourselves. Your check is done by our partner engineer, who is Gas Safe registered (registration number 621853). We arrange the appointment, and you book and pay through us.
How often do I need a gas safety check?
Every 12 months for each rented property with gas appliances. You can have the check done up to two months before the deadline and keep the original expiry date.
Does the tenant need to be in?
Someone needs to give access to the property. That can be the tenant, you, your agent or a key safe. Tell us which when you book.
What if an appliance fails?
The engineer will explain the problem, record it on the certificate and advise you on what needs to happen next. Unsafe appliances can't be left in use.
Can I book an EPC at the same time?
